Terraco Textured Coatings are ready-mixed, acrylic/silicone resin-bound decorative render finishes that Technopol SA applies as the reinforced, weatherproof outer skin of an EIFS wall — the Terracoat topcoat laid over a Styrobond DP basecoat and Terramesh glass-fibre mesh on the EPS insulation board.

Grade-dependent: grain size, specific gravity and consumption vary across the Excel, Granule and Sahara grades (0.8–3 mm grain). Specific gravity is the wet-coating value (dimensionless) — it is not an insulation density. The coating is the finish skin; thermal conductivity (λ), R- and U-values belong to the separate EPS / mineral-wool insulation board, not to the render. Fire scope: 'Class 0' is a reaction-to-fire (flame-spread) rating of the coating per ASTM E84. The SANS/BS 8414-2 PASS is a full-system facade fire-spread test (report FTC 21/033, Issue 1, 22 June 2021) on the exact assembly: pigment primer + Terraco Granule Filled 1.5 mm Sil, over Styrobond DP + Terramesh on 50 mm Technopol LiteCel FRCel EPS (Grade FR100) with 300×50 mm StoneWool firebreaks per floor. It is NOT a fire-resistance (REI) rating — the inner wall must separately achieve its required FRR per SANS 10177-2. The system may only be built exactly as tested. Full EIFS system carries a 12-year installer guarantee (commercial, not a material property). Fire-test validity: the SANS/BS 8414-2 facade-fire result (report FTC 21/033) is at or past its 5-year validity (&asymp; June 2026); confirm the current certificate before specifying.

The limits

Where not to use this

A material specified for the wrong job fails you, then us. We would rather lose the order.

The external facade of a tall or high-risk building where the authority or the insurer requires a current large-scale facade fire test (SANS/BS 8414-2).
The Terraco EIFS facade PASS (FTC 21-033, SANS/BS 8414-2:2017) is on file but its validity LAPSED around 22 June 2026 — revalidation is required — and the EPS substrate under the render is combustible, so no current large-scale facade evidence exists to hand to a fire engineer.
→ A mineral-wool-carrier render system or a non-combustible facade on the high-rise or high-risk portion until the 8414-2 test is revalidated; ask us for the revalidation date in writing rather than accepting the lapsed report.
Below ground level, on a plinth in standing water, or in a splash/wash-down zone (dairies, wash bays, basement retaining faces).
An EIFS render coat is a decorative and weather-shedding finish, not a waterproofing system — under prolonged saturation the EPS takes up moisture and the render's adhesion (>2.0 N/mm² pull-off, PROVISIONAL) breaks down at the base course.
→ Stop the EPS/render above the splash zone and run a cementitious plaster on masonry, with a DPC and a drained plinth detail below it; use tanking membranes for anything below grade.
Impact-exposed zones — loading bays, school and hospital corridors, forecourts, vehicle-manoeuvring areas and public ground-floor frontages.
Thin-coat render over EPS has low hard-body impact resistance; a trolley, forklift or football dents and punctures it, and every puncture is a water path into the insulation.
→ Take the wall up in masonry or concrete to impact height and start the EIFS above it, or specify a high-impact mesh and a hardened base-coat zone in those areas.
